Full Inspection

No-one wants to buy a house and find a nasty and expensive surprise. We will examine your house thoroughly, so you know the true condition of your property.

 

Before the Inspection

The Inspection

Outside

We start outside so we can see how the property was constructed and if there are any extensions or alterations.

  • We check the exterior, attached structures, roof surfaces (within safety guidelines) and accessible subfloor areas.
  • We look for structural integrity, deterioration, safety hazards and termite activity or damage.
  • Because Chris is dual licenced for both Building and Pest Inspections, he’ll also inspect gardens, trees and out-buildings for termite damage/activity, borer damage and wood decay.

Please note: In rural areas, some farm structures may be excluded from the building inspection.

Inside

  • We inspect the internal walls and ceilings using the thermal imaging camera, moisture meter and Termatrac.
  • Accessible timbers are sounded using the tapping stick, including window frames, door frames and skirting boards checking for weakness in the timbers due to termite damage.
  • The carpet edging is lifted in various places, mainly around wet areas (bathrooms and laundries) as this may reveal termite damage, termite activity or water damage. 
  • A thorough inspection is made in accessible parts of the roof void, looking for structural soundness and conformance to current Australian building standards & possible Termite damage.
    After the Inspection

    We are happy to discuss potential issues and problem areas of the property if you attend the inspection.

    If you can’t make it, that’s fine too. We take photographs of any areas of concern and include them in the report. Once you have received the report and read it in full we encourage you to call us so Chris can talk you through the Report and answer any questions you may have.

    We finalise the report on the next business day and send it to you via email, once payment and the Terms & Conditions agreement have been completed.

    Note: Houses larger than 4 bedrooms, 2 bathrooms, or have extra structures such as granny flat, separate rumpus room, built-in shed, are more than 1 story or are located more than 10 minutes out of the town area will incur extra charges.

    The Inspection

    The inspection areas include the: Interior, Exterior, Roof Exterior, Roof Void, Sub-floor & Fencing. We will be checking for all finishes of concrete, paint and other materials making sure it is all up to an acceptable industry standard and checking for any poor workmanship.

      Tools We Use

      TERMATRAC

      Termatrac is a non destructive way of checking for termite activity within a wall cavity. Termatrac can detect termite activity within a solid wall structure (timber stud frame) and wall cavities (brick veneer construction) including: under kitchen cupboards, bath and shower voids.

      Termatrac (movement sensor) allows for these areas to be inspected in a non destructive and less intrusive method. For further information on Termatrac equipment click here https://www.termatrac.com.

      THERMAL IMAGING CAMERA

      Thermal Imaging Cameras create an image based on thermal energy rather than natural light. When inspecting a property using the thermal imaging camera, the camera can indicate termite activity and damage, moisture problems in the structure and structural defects. These problems could easily be missed in a standard inspection and provides a more thorough and comprehensive inspection.The type of camera used by Regional Reports is a FLIR.       MOISTURE METERS AND TAPPING STICKS

      The moisture meter measures the moisture content within a wall or wall void and is used on internal walls of the property. Termites need moisture to survive and termite activity in a wall or wall cavity can increase the moisture content level in that area. The tapping stick or knocker is used to sound all accessible timbers, such as timber architraves, timber reveals around the windows and skirting boards checking for weakness in the timbers that could be caused by Termite damage.

      BORERSCOPE

      A borescope is a high resolution digital camera on a flexible fibreoptic cable that sends an image to an LCD display at the operator’s end of the device. This allows for inspection into wall cavities in the least intrusive way.

      All that is needed is a 7 – 10 mm hole to pass the camera cable through, so that it can send images back to the LCD display. The inspector can investigate any suspicious areas picked up by the Termatrac or Thermal Imaging Camera such as dampness around wet areas and movement found in the walls and cavities of the property.

      (Note: This can only be performed as part of an invasive inspection where we must have written permission from the Vendor).
